While it’s not known as the high season for residential real estate, home sellers are often more serious during this time of year as they may be moving due a sudden change, such as relocation.
For buyers, this means you have less competition and more say in the negotiation. If you’re thinking of purchasing a home soon, here are three reasons why the fall season may be the most favorable time of year for buyers!
1. Sellers Are Often More Eager and Flexible
In the fall, you’re more likely to encounter sellers who are ready to sell their property quickly and willing to be flexible. Sure, there are fewer homes on the market, but the ones available are often priced to sell.
Homes on the market during the “off season” are not necessarily cast-offs from the summer.
While there may certainly be some that didn’t find a buyer during the high season, there are also new listings on the market, especially if you know how to look.
By working with an experienced real estate firm, you can find some hidden gems ready for move-in. Far from being cast offs, homes that went up for sale in the past but weren’t sold likely have sellers who are willing to accept a lower price or alternate terms to finally make the sale!
You may even be able to crack into your preferred neighborhood with the help of your real estate firm. Occasionally, homeowners who are considering selling their home but haven’t listed it yet, can be swayed by a simple phone call.
And remember, many of the homes you may have checked out earlier in the summer have likely been updated and repositioned for a quicker sale!
2. There’s Less Competition
Few things are more disappointing during the buying process than finding out your dream home was scooped up by another buyer. Bidding wars are more common during the high season and can make even the most patient buyer feel discouraged.
Happily, there’s less competition from other buyers during the fall season. This factor certainly makes “house shopping” more pleasant, but it may also be better for your bank account.
Serious sellers will be more receptive to working with buyers, on everything from the offer to the move-in date.
Don’t be afraid to negotiate; this goes beyond putting in a lower bid. Stack the deck in your favor by offering something different (like maybe moving in before or after the holidays!)
3. You’ll Find Plenty of Sales to Help You Update Your New Home
Even the most perfect home needs a personal touch. Snagging a lower price on your home gives you the room in your budget to update your new abode. Seasonal sales make the home decorating shopping experience even nicer!
While sales vary by store and location, you’ll find that many big purchases such as appliances drop during the fall (typically in November).
Gas grills and lawn movers are cheaper this time of year too with most sales starting in October. You can even set up a new entertainment system right before the holidays, as electronics go on sale in November and December.
